In response to the recent increase in fraud schemes where "fake investments" are used by fraudsters to target property owners, exaggerating high returns to lure victims into mortgaging properties for investment, the New Taipei City Government has announced that, starting immediately, land administration offices will activate a high-risk case care and inquiry mechanism. This will involve stricter reviews of private (non-financial institution) mortgage registration cases.

New Taipei City Land Administration Director Wang Li-guo pointed out that fraud groups manipulate victims using real estate knowledge and vague registration processes, causing victims to fall into distress and even lose their life savings and property. Wang Li-guo urged the public to be especially cautious when handling real estate registration, particularly when encountering the following four high-risk characteristics: 1. Private mortgage registration cases, 2. Property owners mostly over 60 years old, 3. Involving pre-registered or trust registration, 4. Including clauses for subsequent mortgages but not belonging to properties with existing mortgages. To ensure that risk prevention measures are effective, the New Taipei City Land Administration will extend the processing time for all private mortgage registration cases, from the original 2 days to 3 days, and for pre-registration cases from 1 day to 2 days. This extension provides sufficient time for the land administration offices to verify the applicant's intentions and offer necessary care. Chief Wang Pei-rong emphasized that if residents have doubts, they should consult the land administration office at any time to avoid becoming victims of fraud.
